Interior, Exterior, Windows &amp; Doors<br>DOORS, WINDOWS &amp; INTERIOR<br><span style=\"font-weight:bolder\">The inspector shall inspect:<\/span><\/font>\n\t<\/font>\n\t<ul>\n\t\t<li>\n\t\t\t<font>a representative number of doors and windows by opening and closing them;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>floors, walls and ceilings;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>stairs, steps, landings, stairways and ramps;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>improper spacing between intermediate balusters, spindles and rails for steps, stairways, guards and\n\t\t\t\trailings;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>railings, guards and handrails; and<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>garage vehicle doors and the operation of garage vehicle door openers, using normal operating\n\t\t\t\tcontrols.<\/font>\n\t\t<\/li>\n\t<\/ul> <span style=\"font-weight:bolder\">\n\t\t<font>The inspector shall describe:<\/font>\n\t<\/span>\n\t<ul>\n\t\t<li>\n\t\t\t<font>a garage vehicle door as manually-operated or installed with a garage door opener.<\/font>\n\t\t<\/li>\n\t<\/ul> <span style=\"font-weight:bolder\">\n\t\t<font>The inspector shall report as in need of correction:<\/font>\n\t<\/span>\n\t<ul>\n\t\t<li>\n\t\t\t<font>photo-electric safety sensors that did not operate properly; and<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>any window that was obviously fogged or displayed other evidence of broken seals.<\/font>\n\t\t<\/li>\n\t<\/ul> <span style=\"font-weight:bolder\">\n\t\t<font>The inspector is not required to:<\/font>\n\t<\/span>\n\t<ul>\n\t\t<li>\n\t\t\t<font>inspect paint, wallpaper, window treatments or finish treatments.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>inspect floor coverings or carpeting.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>inspect central vacuum systems.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>inspect for safety glazing.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>inspect security systems or components.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>evaluate the fastening of islands, countertops, cabinets, sink tops or fixtures.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>move furniture, stored items, or any coverings, such as carpets or rugs, in order to inspect the\n\t\t\t\tconcealed floor structure.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>move suspended-ceiling tiles.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>inspect or move any household appliances.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>inspect or operate equipment housed in the garage, except as otherwise noted.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>verify or certify the proper operation of any pressure-activated auto-reverse\n\t\t\t\tor related safety feature of a garage door.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>operate or evaluate any security bar release and opening mechanisms, whether\n\t\t\t\tinterior or exterior, including their<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>compliance with local, state or federal standards.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>operate any system, appliance or component that requires the use of special\n\t\t\t\tkeys, codes, combinations or devices.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>operate or evaluate self-cleaning oven cycles, tilt guards\/latches, or signal\n\t\t\t\tlights.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>inspect microwave ovens or test leakage from microwave ovens.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>operate or examine any sauna, steam-generating equipment, kiln, toaster, ice\n\t\t\t\tmaker, coffee maker, can opener, bread warmer,<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>blender, instant hot-water dispenser, or other small, ancillary appliances or\n\t\t\t\tdevices.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>inspect elevators.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>inspect remote controls.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>inspect appliances.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>inspect items not permanently installed.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>discover firewall compromises.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>inspect pools, spas or fountains.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>determine the adequacy of whirlpool or spa jets, water force, or bubble\n\t\t\t\teffects.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>determine the structural integrity or leakage of pools or spas.<\/font>\n\t\t<\/li>\n\t<\/ul>\n\t<font> EXTERIOR<br><span style=\"font-weight:bolder\">The inspector shall inspect:<\/span>\n\t<\/font>\n\t<ul>\n\t\t<li>\n\t\t\t<font>the exterior wall-covering materials;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>the eaves, soffits and fascia;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>a representative number of windows;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>all exterior doors;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>flashing and trim;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>adjacent walkways and driveways;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>stairs, steps, stoops, stairways and ramps;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>porches, patios, decks, balconies and carports;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>railings, guards and handrails; HVAC<br>HEATING<br><span style=\"font-weight:bolder\">The inspector shall\n\t\t\tinspect:<\/span><\/font>\n\t<ul>\n\t\t<li>\n\t\t\t<font>the heating system, using normal operating controls.<\/font>\n\t\t<\/li>\n\t<\/ul> <span style=\"font-weight:bolder\">\n\t\t<font>The inspector shall describe:<\/font>\n\t<\/span>\n\t<ul>\n\t\t<li>\n\t\t\t<font>the location of the thermostat for the heating system;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>the energy source; and<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>the heating method.<\/font>\n\t\t<\/li>\n\t<\/ul> <span style=\"font-weight:bolder\">\n\t\t<font>The inspector shall report as in need of correction:<\/font>\n\t<\/span>\n\t<ul>\n\t\t<li>\n\t\t\t<font>any heating system that did not operate; and<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>if the heating system was deemed inaccessible.<\/font>\n\t\t<\/li>\n\t<\/ul> <span style=\"font-weight:bolder\">\n\t\t<font>The inspector is not required to:<\/font>\n\t<\/span>\n\t<ul>\n\t\t<li>\n\t\t\t<font>inspect, measure, or evaluate the interior of flues or chimneys, fire\n\t\t\t\tchambers, heat exchangers, combustion air<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>systems, fresh-air intakes, makeup air, humidifiers, dehumidifiers,\n\t\t\t\telectronic air filters, geothermal systems, or solar heating systems.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>inspect fuel tanks or underground or concealed fuel supply systems.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>determine the uniformity, temperature, flow, balance, distribution, size,\n\t\t\t\tcapacity, BTU, or supply adequacy of the heating system.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>light or ignite pilot flames.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>activate heating, heat pump systems, or other heating systems when ambient\n\t\t\t\ttemperatures or other circumstances are not conducive to safe operation or may damage the equipment.\n\t\t\t<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>override electronic thermostats.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>evaluate fuel quality.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>verify thermostat calibration, heat anticipation, or automatic setbacks,\n\t\t\t\ttimers, programs or clocks.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>measure or calculate the air for combustion, ventilation, or dilution of flue\n\t\t\t\tgases for appliances.<\/font>\n\t\t<\/li>\n\t<\/ul>\n\t<font>\n\t\t<font size=\"2\"> COOLING<\/font><br><span style=\"font-weight:bolder\">\n\t\t\t<font size=\"2\">The inspector shall inspect:<\/font>\n\t\t<\/span>\n\t<\/font>\n\t<ul>\n\t\t<li>\n\t\t\t<font size=\"2\">the cooling system, using normal operating controls.<\/font>\n\t\t<\/li>\n\t<\/ul>\n\t<font size=\"2\"><strong>The inspector shall describe:<\/strong><\/font>\n\t<ul>\n\t\t<li>\n\t\t\t<font size=\"2\">the location of the thermostat for the cooling system; and<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font size=\"2\">the cooling method.<\/font>\n\t\t<\/li>\n\t<\/ul> <strong>\n\t\t<font size=\"2\">The inspector shall report as in need of correction:<\/font>\n\t<\/strong>\n\t<ul>\n\t\t<li>\n\t\t\t<font size=\"2\">any cooling system that did not operate; and<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font size=\"2\">if the cooling system was deemed inaccessible.<\/font>\n\t\t<\/li>\n\t<\/ul> <strong>\n\t\t<font size=\"2\">The inspector is not required to:<\/font>\n\t<\/strong>\n\t<ul>\n\t\t<li>\n\t\t\t<font size=\"2\">determine the uniformity, temperature, flow, balance, distribution, size, capacity, BTU, or\n\t\t\t\tsupply adequacy of the cooling system.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font size=\"2\">inspect portable window units, through-wall units, or electronic air filters.&nbsp;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font size=\"2\">operate equipment or systems if the exterior temperature is below 65\u00b0 Fahrenheit, or when\n\t\t\t\tother circumstances are not conducive to safe operation or may damage the equipment.&nbsp;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font size=\"2\">inspect or determine thermostat calibration, cooling anticipation, or automatic setbacks or\n\t\t\t\tclocks.&nbsp;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font size=\"2\">examine electrical current, coolant fluids or gases, or coolant leakage.<span style=\"font-weight:bolder\">&nbsp;<\/span><\/font>\n\t\t<\/li>\n\t<\/ul><br>\n\t<font size=\"2\"><span>&nbsp;<\/span>\n\t\t<font>3. Basement\/Crawlspace<\/font>\n\t<\/font><br>\n\t<font>\n\t\t<font size=\"2\">BASEMENT, FOUNDATION, CRAWLSPACE &amp; STRUCTURE<\/font><br><span style=\"font-weight:bolder\">The\n\t\t\tinspector shall inspect:<\/span>\n\t<\/font>\n\t<ul>\n\t\t<li>\n\t\t\t<font>the foundation;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>the basement;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>the crawlspace; and<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>structural components.<\/font>\n\t\t<\/li>\n\t<\/ul> <span style=\"font-weight:bolder\">\n\t\t<font>The inspector shall describe:<\/font>\n\t<\/span>\n\t<ul>\n\t\t<li>\n\t\t\t<font>the type of foundation; and<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>the location of the access to the under-floor space.<\/font>\n\t\t<\/li>\n\t<\/ul> <span style=\"font-weight:bolder\">\n\t\t<font>The inspector shall report as in need of correction:<\/font>\n\t<\/span>\n\t<ul>\n\t\t<li>\n\t\t\t<font>observed indications of wood in contact with or near soil;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>observed indications of active water penetration;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>observed indications of possible foundation movement, such as sheet-rock\n\t\t\t\tcracks, brick cracks, out-of-square door frames, and un-level floors; and<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>any observed cutting, notching and boring of framing members that may, in the\n\t\t\t\tinspector\u2019s opinion, present a structural or safety concern.<\/font>\n\t\t<\/li>\n\t<\/ul> <span style=\"font-weight:bolder\">\n\t\t<font>The inspector is not required to:<\/font>\n\t<\/span>\n\t<ul>\n\t\t<li>\n\t\t\t<font>enter any crawlspace that is not readily accessible, or where entry could\n\t\t\t\tcause damage or pose a hazard to him\/herself.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>move stored items or debris.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>operate sump pumps with inaccessible floats.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>identify the size, spacing, span or location or determine the adequacy of\n\t\t\t\tfoundation bolting, bracing, joists, joist spans or support systems.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>provide any engineering or architectural service.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>report on the adequacy of any structural system or component.<\/font>\n\t\t<\/li>\n\t<\/ul>\n\t<font> 4. Fireplace<br>FIREPLACE<br><span style=\"font-weight:bolder\">The inspector shall\n\t\t\tinspect:<\/span><\/font>\n\t<ul>\n\t\t<li>\n\t\t\t<font>readily accessible and visible portions of the fireplaces and chimneys;\n\t\t\t<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>lintels above the fireplace openings;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>damper doors by opening and closing them, if readily accessible and manually\n\t\t\t\toperable; and<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>cleanout doors and frames.<\/font>\n\t\t<\/li>\n\t<\/ul> <span style=\"font-weight:bolder\">\n\t\t<font>The inspector shall describe:<\/font>\n\t<\/span>\n\t<ul>\n\t\t<li>\n\t\t\t<font>the type of fireplace.<\/font>\n\t\t<\/li>\n\t<\/ul> <span style=\"font-weight:bolder\">\n\t\t<font>The inspector shall report as in need of correction:<\/font>\n\t<\/span>\n\t<ul>\n\t\t<li>\n\t\t\t<font>evidence of joint separation, damage or deterioration of the hearth, hearth\n\t\t\t\textension or chambers;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>manually operated dampers that did not open and close;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>the lack of a smoke detector in the same room as the fireplace;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>the lack of a carbon-monoxide detector in the same room as the fireplace; and\n\t\t\t<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>cleanouts not made of metal, pre-cast cement, or other non-combustible\n\t\t\t\tmaterial.<\/font>\n\t\t<\/li>\n\t<\/ul> <span style=\"font-weight:bolder\">\n\t\t<font>The inspector is not required to:<\/font>\n\t<\/span>\n\t<ul>\n\t\t<li>\n\t\t\t<font>inspect the flue or vent system.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>inspect the interior of chimneys or flues, fire doors or screens, seals or\n\t\t\t\tgaskets, or mantels.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>determine the need for a chimney sweep.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>operate gas fireplace inserts.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>light pilot flames.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>determine the appropriateness of any installation.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>inspect automatic fuel-fed devices.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>inspect combustion and\/or make-up air devices.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>inspect heat-distribution assists, whether gravity-controlled or\n\t\t\t\tfan-assisted.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>ignite or extinguish fires.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>determine the adequacy of drafts or draft characteristics.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>move fireplace inserts, stoves or firebox contents.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>perform a smoke test.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>dismantle or remove any component.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>perform a National Fire Protection Association (NFPA)-style inspection.\n\t\t\t<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>perform a Phase I home inspection for fireplace and chimney.<\/font>\n\t\t<\/li>\n\t<\/ul>\n\t<font> 5. Roof-Attic ROOF<br><span style=\"font-weight:bolder\">The inspector shall inspect\n\t\t\tfrom ground level or the eaves:<\/span><\/font>\n\t<ul>\n\t\t<li>\n\t\t\t<font>the roof-covering materials;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>the gutters;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>the downspouts;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>the vents, flashing, skylights, chimney, and other roof penetrations; and\n\t\t\t<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>the general structure of the roof from the readily accessible panels, doors\n\t\t\t\tor stairs.<\/font>\n\t\t<\/li>\n\t<\/ul> <span style=\"font-weight:bolder\">\n\t\t<font>The inspector shall describe:<\/font>\n\t<\/span>\n\t<ul>\n\t\t<li>\n\t\t\t<font>the type of roof-covering materials.<\/font>\n\t\t<\/li>\n\t<\/ul> <span style=\"font-weight:bolder\">\n\t\t<font>The inspector shall report as in need of correction:<\/font>\n\t<\/span>\n\t<ul>\n\t\t<li>\n\t\t\t<font>observed indications of active roof leaks.<\/font>\n\t\t<\/li>\n\t<\/ul> <span style=\"font-weight:bolder\">\n\t\t<font>The inspector is not required to:<\/font>\n\t<\/span>\n\t<ul>\n\t\t<li>\n\t\t\t<font>walk on any roof surface.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>predict the service life expectancy.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>inspect underground downspout diverter drainage pipes.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>remove snow, ice, debris or other conditions that prohibit the observation of\n\t\t\t\tthe roof surfaces.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>move insulation.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>inspect antennae, satellite dishes, lightning arresters, de-icing equipment,\n\t\t\t\tor similar attachments.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>walk on any roof areas that appear, in the inspector\u2019s opinion, to be unsafe.\n\t\t\t<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>walk on any roof areas if doing so might, in the inspector\u2019s opinion, cause\n\t\t\t\tdamage.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>perform a water test.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>warrant or certify the roof.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>confirm proper fastening or installation of any roof-covering material.\n\t\t\t<\/font>\n\t\t<\/li>\n\t<\/ul>\n\t<font> ATTIC, INSULATION &amp; VENTILATION<br>&amp;ZeroWidthSpace;<span style=\"font-weight:bolder\">The inspector shall inspect:<\/span><\/font>\n\t<ul>\n\t\t<li>\n\t\t\t<font>insulation in unfinished spaces, including attics,<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>crawlspaces and foundation areas;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>ventilation of unfinished spaces, including attics,<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>crawlspaces and foundation areas; and<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>mechanical exhaust systems in the kitchen, bathrooms and laundry area.<\/font>\n\t\t<\/li>\n\t<\/ul> <span style=\"font-weight:bolder\">\n\t\t<font>The inspector shall describe:<\/font>\n\t<\/span>\n\t<ul>\n\t\t<li>\n\t\t\t<font>the type of insulation observed; and<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>the approximate average depth of insulation observed at the unfinished attic\n\t\t\t\tfloor area or roof structure.<\/font>\n\t\t<\/li>\n\t<\/ul> <span style=\"font-weight:bolder\">\n\t\t<font>The inspector shall report as in need of correction:<\/font>\n\t<\/span>\n\t<ul>\n\t\t<li>\n\t\t\t<font>the general absence of insulation or ventilation in unfinished spaces.<\/font>\n\t\t<\/li>\n\t<\/ul> <span style=\"font-weight:bolder\">\n\t\t<font>The inspector is not required to:<\/font>\n\t<\/span>\n\t<ul>\n\t\t<li>\n\t\t\t<font>enter the attic or any unfinished spaces that are not readily accessible, or\n\t\t\t\twhere entry could cause damage or, in the inspector\u2019s opinion, pose a safety hazard.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>move, touch or disturb insulation.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>move, touch or disturb vapor retarders.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>break or otherwise damage the surface finish or weather seal on or around\n\t\t\t\taccess panels or covers.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>identify the composition or R-value of insulation material.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>activate thermostatically operated fans.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>determine the types of materials used in insulation or wrapping of pipes,\n\t\t\t\tducts, jackets, boilers or wiring.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>determine the adequacy of ventilation.<\/font>\n\t\t<\/li>\n\t<\/ul>\n\t<font> 6. Electrical<br>ELECTRICAL<br><span style=\"font-weight:bolder\">The inspector shall\n\t\t\tinspect:<\/span><\/font>\n\t<ul>\n\t\t<li>\n\t\t\t<font>the service drop;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>the overhead service conductors and attachment point;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>the service head, gooseneck and drip loops;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>the service mast, service conduit and raceway;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>the electric meter and base;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>service-entrance conductors;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>the main service disconnect;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>panelboards and over-current protection devices (circuit breakers and fuses);\n\t\t\t<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>service grounding and bonding;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>a representative number of switches, lighting fixtures and receptacles,\n\t\t\t\tincluding receptacles observed and deemed to be arc-fault circuit interrupter (AFCI)-protected using the\n\t\t\t\tAFCI test button, where possible;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>all ground-fault circuit interrupter receptacles and circuit breakers\n\t\t\t\tobserved and deemed to be GFCIs using a GFCI tester, where possible; and<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>for the presence of smoke and carbon-monoxide detectors.<\/font>\n\t\t<\/li>\n\t<\/ul> <span style=\"font-weight:bolder\">\n\t\t<font>The inspector shall describe:<\/font>\n\t<\/span>\n\t<ul>\n\t\t<li>\n\t\t\t<font>the main service disconnects amperage rating, if labeled; and<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>the type of wiring observed.<\/font>\n\t\t<\/li>\n\t<\/ul> <span style=\"font-weight:bolder\">\n\t\t<font>The inspector shall report as in need of correction:<\/font>\n\t<\/span>\n\t<ul>\n\t\t<li>\n\t\t\t<font>deficiencies in the integrity of the service-entrance conductors\u2019 insulation,\n\t\t\t\tdrip loop, and vertical clearances from grade and roofs;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>any unused circuit-breaker panel opening that was not filled;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>the presence of solid conductor aluminum branch-circuit wiring, if readily\n\t\t\t\tvisible;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>any tested receptacle in which power was not present, polarity was incorrect,\n\t\t\t\tthe cover was not in place, the GFCI devices were not properly installed or<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>did not operate properly, evidence of arcing or excessive heat, and where the\n\t\t\t\treceptacle was not grounded or was not secured to the wall; and<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>the absence of smoke and\/or carbon monoxide detectors.<\/font>\n\t\t<\/li>\n\t<\/ul> <span style=\"font-weight:bolder\">\n\t\t<font>The inspector is not required to:<\/font>\n\t<\/span>\n\t<ul>\n\t\t<li>\n\t\t\t<font>insert any tool, probe or device into the main panelboard, sub-panels,\n\t\t\t\tdistribution panelboards, or electrical fixtures.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>operate electrical systems that are shut down.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>remove panelboard cabinet covers or dead fronts.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>operate or re-set over-current protection devices or overload devices.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>operate or test smoke or carbon-monoxide detectors or alarms.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>inspect, operate or test any security, fire or alarm systems or components,\n\t\t\t\tor other warning or signaling systems.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>measure or determine the amperage or voltage of the main service equipment,\n\t\t\t\tif not visibly labeled.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>inspect ancillary wiring or remote-control devices.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>activate any electrical systems or branch circuits that are not energized.\n\t\t\t<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>inspect low-voltage systems, electrical de-icing tapes, swimming pool wiring,\n\t\t\t\tor any time-controlled devices.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>verify the service ground.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>inspect private or emergency electrical supply sources, including, but not\n\t\t\t\tlimited to: generators, windmills, photovoltaic solar collectors, or battery or<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>electrical storage facility.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>inspect spark or lightning arrestors.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>inspect or test de-icing equipment.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>conduct voltage-drop calculations.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>determine the accuracy of labeling.<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>inspect exterior lighting.<\/font>\n\t\t<\/li>\n\t<\/ul>\n\t<font> 7. Plumbing<br>PLUMBING<br>&amp;ZeroWidthSpace;<span style=\"font-weight:bolder\">The\n\t\t\tinspector shall inspect:<\/span><\/font>\n\t<ul>\n\t\t<li>\n\t\t\t<font>the main water supply shut-off valve;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>the main fuel supply shut-off valve;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>the water heating equipment, including the energy source, venting\n\t\t\t\tconnections, temperature\/pressure-relief (TPR) valves, Watts 210 valves, and seismic bracing;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>interior water supply, including all fixtures and faucets, by running the\n\t\t\t\twater;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>all toilets for proper operation by flushing;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>all sinks, tubs and showers for functional drainage;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>the drain, waste and vent system; and<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>drainage sump pumps with accessible floats.<\/font>\n\t\t<\/li>\n\t<\/ul> <span style=\"font-weight:bolder\">\n\t\t<font>The inspector shall describe:<\/font>\n\t<\/span>\n\t<ul>\n\t\t<li>\n\t\t\t<font>whether the water supply is public or private based upon observed evidence;\n\t\t\t<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>the location of the main water supply shut-off valve;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>the location of the main fuel supply shut-off valve;<\/font>\n\t\t<\/li>\n\t\t<li>\n\t\t\t<font>the location of any observed fuel-storage system;
